Living with nature, Bayan Villa @ Bukit Ikhlas

I just checked through Bayan Villa website for site progress photos, a disappointed one due to lack of update. The latest set of photos updated was more than a month ago in contrast to what the developer promised here (’Everyone is welcomed to come by and view the status of the construction site, as well as checking the status on our website which is updated twice a month.’ - Bukit Ikhlas).
I signed the S & P after viewing the mock show-unit as the actual-show-house has yet to be ready until today. It is kinda risky because who knows the real-house might be varied from what we have seen in the then mock. So the only thing that I can do is to keep an eye on their development progress from time to time, and I also will check with the developer from time to time, about what they will be giving, throughout the progress. That’s why the site progress photos section is something I will visit frequently. So far I am happy with the progress though it is not on schedule, quite slow I would say.
I checked with the sales-reps regarding the slow progress of development. They claimed that their engineers have rejected the constructor’s work, so lot of redone works have to be carried out, which has lead to the delay of progress. It sounds not too bad if this is true, but it could be just a cock-talking from the sales-reps. I don’t know if it’s true or not, that’s why I will want to go to the site to find out the fact. But until today, we (purchasers and visitors) are not allowed to go to the site because the actual-show-house is not ready.
I was told that the actual-show-house would be ready in February 07, right after the Chinese New Year. Unfortunately until today, after 7 months the show house is not done yet. What a disappointment. Worse yet, they are not updating their site progress photos recently, which have lead me to doubt their words. I think I will visit the sales-reps one of these days, to demand a good explaination from them on this matter.

There is no point looking at the show house unless you are buying that particular unit.
Yes, you are not allowed to go to the site, cuz technically and legally speaking you are not the owner yet (until hand-over) and also for your safety la. You kena rock, stone, bricks whos gonna be held responsible?

but they promised we purchasers that the show-house will be ready by Q1 of 2007. And I think the actual unit will be more accurate in terms of dimensions compare to the mock unit.

hey… i am a purchaser of bayan villa too… but then the sales rep and too the purchasing rep told me a different story, they said the actual unit for show house will only be ready in May 2007. But then i agree that they are really off track on their progress. Once a fortnight me and my husband will visit the location at observe from the barier on the progress.. I tell you, they do hire part time sales rep.. just in my case, what was promised by the part timer differs from the contract, but thankful enough the developer gave us what was promised by the rep…
but then… i am also worried as the things might comes out diffrently from what we see even though we receive a black and white from them…

Black and white is not secured now as they usually have a clause to protect themselves. I am looking forward to their grand launch!!

Hi all, I am also buyer of Bayan Villa, court 13.Been extremely upset about all negative feedbacks and news on this project. I made a trip down there last Friday 18 APR 2008, asking for explanation on the delay, phase 1 should be ready at December 2007 but now, it HAS CHANGED to December 2008(keeping my finger cross on this promised date also).
How about you guys here? Did anyone do something about the delay. Or, any updates/ inside story to keep me alert here? I am very upset + worry.

Delay is expected for projects due to many reasons. The quality is something I concern the most.

I bought Court 13 too, we will be a neighbour soon.I went to the site again yesterday, very upset of the change again,have you guys noticed that they’ve changed the car park from red brick to tar? It look horrible and cheapo!They say they change it to minimise the maintainance cost, but the maintainance fees that they collected from us is not cheap as well.I went back to check the S&P, car park material spec was not stated in the contract, but is there anything we can do against this matter?

I went to the site recently, and I am damn fucking disappointed with the bitumen as the car-park surface, fucking disappointed!!

seriously, I do not have any hope now. I think some purchasers did meet up with the board of directors of the developer some time ago, and I did not bother to join. I know the developer will keep giving sweet promises only, and all I want to see from the developer if they can keep their words and make their promises come true. The simplest way is to meet the promised date line, that’s all.

I stay in the apartment at Bukit Serdang, If you guys want me to take a photo from site, I am happy to do that for you as it’s very convenience for me to go there during the weekend.The sales man do not allow me to walk into the site, I only can access till the showroom,let me know what you want to know or to see from the site.My last update from the developer was the club house will start construction in June, the 3 storey link house delay till year end.CF will obtain around June or July kua, they’ve submitted the CF around end of Feb, it take 4-6 mths for apporval.I saw the site is 95% completed, now they are working on the plumbing and playground.Do you noticed that the foundtain always not function?

Aiyu, this’s the 1st time I bought house of coz have to check everything properly la.Last time the CF only required 2-3 months for processing.Start from last year the govertment have changed the rules, CF process need up to 6mths, I noticed this because there were 2 sites near to my office,they obtained the CF after 4 months the house completed.I’ve visited the site many times lo but most of the times was not working.Aiyu…U really have alot of fantasy, watch too much of porn movie…next time if I’ve daughter, I will ask her not to get closer to your block….”Uncle Gold fish” is there!!

welcome, but if u gonna buy now I think it’s slightly higher than before coz houses close to complition price will always be higher one. and dont be scared la, houses for this price range consider not so bad lo, unless u’re buying houses which min starts from atleast 750k then with this kinda shit feedback, u can slap the developer until he die and tiu them kao kao, standard shit la, dont worry, if for houses like this but dont have shit problem consider very lucky lo.

Welcome!I bought the skyroof unit at 330K,I think the price have revised twice, I got the higher rate.Most of the bad comments posted in the forum are from those buyer who bought the house at very begining stage as this project been suspended for some times.The house definately can be completed this year as of now is just a matter of when can the CF approved.If you like to be surrounded by green and live in a modern,safe society, you may can consider here.

I went visit yesterday, the houses are I guess 90% done but I dunno bout the inside coz not allowed to go in, not too bad a I guess, it’s just that the road, water reservoir, and the shit pipe aren’t done yet. and also didn’t bother to ask the sales dudes, not to say they aren’t polite or what not but, they will ask u when u 1st arrived, have u bought the house??? if u say yes which I did and they’ll just say “good good, plz help urself to look around”, in a polite way ofcoz, and that’s about it. when they say finished by mid of this year I think it’s a bit impossible but, mostly will be end of this year la.

Visited the site last Sunday,the completion date now has postpone to year end again.I dont know what are the bloody execuses will come out again at the year end.Apparently the delay is due to the big water tank,govertment changed the rules again and again but I told them that’s not my concern is their responsibilities to deal with the govertment to assure the CF can be released as promise.Now they put all the blames to the govertment,the delay is not their fault at all.If I am not mistaken,you bought this house fr 1st developer,may I know you get any compensation of the delay?

They have not decided on the clubhouse, which is to open to public or close for only BI. They are considering to test the water of response of a club in SK area and if it is good, they might expand it and making it sustainable. The basic facility will be available such as swimming pool, badminton, tennis, etc.
